Sewer scope inspection: what the camera finds, and what the findings mean

What happens during a sewer scope

A sewer scope isn't part of a standard home inspection, because nobody can see a buried pipe during a walkthrough. It's a separate service, offered by many home inspectors as an add-on and by plumbers and sewer contractors on its own.

The inspector finds an access point — ideally an outdoor or basement cleanout, otherwise a roof vent, or by removing a toilet — and feeds a camera head on a flexible push cable into the line. They watch a live picture as the camera travels toward the public sewer or septic tank, pausing at anything notable, and record the whole run.

A counter on the cable reel measures how far the camera has travelled, so each finding is logged at a distance from the access point. Many camera heads also carry a small radio transmitter, letting the operator stand in the yard with a locator and mark exactly where a defect sits and how deep. Good inspectors run the camera back out slowly as well, because some defects are clearer on the return.

Most residential scopes take between 30 minutes and an hour of camera time. You should get the video file, not just a written summary.

What a sewer camera finds — and how serious each finding is

Inspection reports use a fairly standard vocabulary. The words sound alarming out of context, and a contractor who sells the repair has little reason to calm them down. This table puts each finding in proportion.

Severity is general guidance. The same finding at one joint in sound PVC and along the length of an Orangeburg line are very different problems.

Deal-breakers versus routine findings

For a buyer, the question is rarely 'is anything wrong?' — a 40-year-old sewer line almost always shows something. It's whether the finding means a repair bill in the next few years, and how big.

  • Usually routine: light roots at a joint or two in otherwise sound pipe, minor scale in cast iron, grease build-up, a slight offset that isn't catching anything, a shallow belly with a little standing water.
  • Worth a repair estimate before closing: roots at many joints, cracks, separated joints, a belly deep enough to clog, significant channeling in cast iron.
  • Worth serious negotiation or walking away: Orangeburg pipe of any age, visible deformation, a collapse or break, or a camera that can't get through to the main.

Is a sewer scope inspection worth it?

For most older homes, yes — it's one of the better-value inspections a buyer can order, because the thing it checks is expensive, invisible and usually excluded from both a standard home inspection and standard homeowners insurance.

A few hundred dollars for a scope sits against a replacement that commonly runs $5,000 to $15,000 and more under a driveway or the street. Buyers who find a serious defect during their inspection period can ask for a repair, a credit or a price reduction; after closing, the same problem is theirs.

  • Strongly worth it: homes built before about 1980 (clay, cast iron and Orangeburg era), homes with large trees between the house and the street, any history of backups, a house that has been vacant, or a seller who can't say when the line was last replaced.
  • Worth it: homes 20 to 40 years old, especially with mature landscaping.
  • Less essential: newer construction with PVC laterals and no trees near the line — though still cheap insurance.

Getting a scope when you're buying

Book it inside your inspection contingency, alongside the general home inspection, and ask for the video and the footage distance of each finding. If it finds something significant, get a repair estimate from a sewer contractor quickly so you negotiate on a number rather than a worry.

Some areas require a lateral inspection at sale. Several East Bay cities in California, for example, require a sewer lateral compliance certificate — a camera inspection plus a leak test witnessed by the utility — when a property is sold or substantially remodeled. Ask your agent whether your city has a point-of-sale lateral ordinance.

Be aware of who's doing the scope. A home inspector has no stake in the repair; a sewer contractor offering a free or cheap scope does. That doesn't make their findings wrong, but it's a reason to get the footage and have a second opinion on anything that leads to a large quote.

Access points, and why they matter

Where the camera goes in affects what it can see and what the inspection costs.

  • An outdoor cleanout near the foundation is ideal: easy access, and the camera sees the whole lateral to the main.
  • A basement or crawl space cleanout works well, though the camera may pass through interior pipe first.
  • A roof vent can reach the line in homes with no cleanout, but it's slower, involves climbing, and the camera has to navigate the stack.
  • Removing a toilet gives access through the floor flange; it adds time and a charge, and the toilet is reset on a new wax ring.
  • No access at all sometimes means installing a cleanout first — worth doing, because every future cleaning and inspection becomes cheaper.

What a sewer scope can't tell you

A camera is the best tool available, but a clean report isn't a guarantee.

  • Standing water hides the bottom of the pipe. In a belly the camera may be underwater, which hides cracks and channeling in that section.
  • A blockage or collapse stops the camera, leaving everything beyond it unseen.
  • It shows the inside of the pipe, not the soil around it — voids and leaks into the ground aren't always visible.
  • It records the line on the day. Roots grow, and a marginal joint can fail later.
  • Grease and debris can obscure defects, which is why some inspectors recommend cleaning the line before scoping a problem line.
  • Inspectors shouldn't force a camera through obstructions or into a backwater valve, the city tap or a septic tank.
